For owners of five or more properties

Portfolio capital allowance review

Most portfolios hold unclaimed allowances in several buildings at once, often across different companies and year ends. We screen every property, show you where the value is, and run the claims as one programme.

Why portfolios are different

On a single property, a claim is a survey and a report. Across a portfolio, the questions multiply: which properties have been claimed before, which entity owns each one, which year ends can still be amended, and how to use the £1m Annual Investment Allowance across a group without wasting it.

Our portfolio review answers those questions first. We screen everything from documents and public records before anyone visits a site, so you only commit time to the properties that are worth it, and the claims are timed to give you the most relief.

How it works

From schedule to relief

  1. Portfolio screen

Send us a schedule of addresses, purchase dates and prices. We check every property against public records, previous claims and your tax position.

  2. Value map

You receive a ranked report: estimated allowances per property, the likely tax saving, and anything at risk, such as a disposal or a missing s198 election.

  3. Survey programme

Our surveyors visit the properties you approve, in an order that suits your cash flow and year ends, with one point of contact throughout.

  4. Claims and relief

Chartered tax specialists prepare a report for each property and work with your accountants to submit claims for the right periods.

What you get

Built for multi-property owners

A whole-portfolio view

Every property in one report, ranked by value, with what’s been claimed, what hasn’t, and what’s at risk.

Timing that suits your tax

Claims are sequenced across entities and year ends to make best use of the £1m AIA and existing pools.

Transaction protection

Acquisitions and disposals checked before exchange, so allowances aren’t lost on s198 elections.

A portfolio lead, a chartered tax specialist and a surveying team who know your estate.

Group-wide reporting

Clear schedules your accountants and finance team can use, property by property and entity by entity.

No fee if nothing is found

Screening is free. No fee where we can’t identify previously unclaimed allowances; tiered fees agreed before any surveys.

Questions

Portfolio reviews explained

How many properties do I need?

The service is designed for owners with five or more commercial properties, whether held personally, in one company or across a group. Below that, we handle each property as a standard claim.

Do you survey every property?

Not at first. We screen the whole portfolio from documents and public records, then survey the properties where the screening shows real value. You decide which go ahead.

What if some properties have already been claimed?

That’s common. We check previous claims, pooled expenditure and s198 elections property by property, and only pursue what hasn’t been claimed. Earlier claims are sometimes incomplete, and later refurbishments can still qualify.

How is it priced?

The screening is free. There’s no fee for any property where we can’t identify previously unclaimed allowances. Portfolio clients receive a tiered fee agreed before any surveys, subject to our terms.

We’re buying more properties. Can you cover those too?

Yes. Once you’re a portfolio client we review each acquisition before exchange, so s198 elections are agreed in the contract and allowances aren’t lost.

Who do we deal with?

One named portfolio lead, supported by a chartered tax specialist and a surveying team, with a single programme and reporting across every property.
